A building on the Brighton seafront, located within the arches had extensive mould and damp damage at the end section of the property and in an outbuilding.
We visited the site to assess the extent of the mould and the level of mould remediation that would be required. The affected area was approximately 12m x 3m x 3.6m. We identified that the extent of mould was a serious health hazard to those entering the property. We had to ensure no harm would come to the occupants or visitors of the property, including whilst the mould removal and remediation processes were being carried out.
With a temporary business closure and temporary exclusion zone in place, our mould removal specialists were tasked with decontaminating behind the cladding area once the builder had removed the shuttering ply/sterling board.
We began the mould removal process by sanitising the affected areas, followed by removing the loose debris using a wet vacuum. We then scraped off all the mould and the debris.
Finally, we treated the area with an antimicrobial spray which kills any pathogens, but also leaves behind a protective barrier to prevent further fungi from growing. So that mould couldn't continue to thrive, it was important to remove all sources of moisture within the building and to also ensure all mould particles and spores were removed from the air, preventing future mould growth.
All waste was removed from the site and carefully disposed of in line with legal requirements. The area was then ready for redecoration with mould resistant paint, so the business could then safely welcome visitors again.
The main risks identified with this process were:
1. Serious health hazard from inhalation of mould spores.
2. Handling of chemicals used in the mould removal process.
3. Manual handling of equipment.
4. Slips, trips and falls.
Following our initial inspection, we also provided a detailed Risk Assessment and Method Statement in line with CDM Regulations, prior to the commencement of the works. A COSHH document was supplied to the customer for all products and all materials were removed from site once the work was completed. For all our mould removal projects, technicians wear full PPE including protective clothing, gloves, eye protection, dust masks (FFP3 minimum with filters) and safety boots.
